• Scenarios <br />The 2045 MTP uses Connect 2045 Triangle model called Community Visualization (CommViz), two land <br />use scenarios were generated based on the above population and employment guide totals. <br />• Community Plan —based on local comprehensive plans and land use policies. <br />• AIM -High — This scenario uses the Community Plan scenarios as a base but increases the land use <br />density and mix around the future light rail. It is based on draft data from an ongoing regional study on <br />rail station development potential, and though it pushes the limits it is still market possible. <br />2045 MTP Preferred option uses the AIM -High because it is "within the market possibilities of rail station <br />development and it proved to have desired, positive impacts on the performance measures such as <br />reduced overall congestion and delay." <br />• Maps showing Orange County <br />Description of Maps <br />Orange ounty Maps: <br />New Household Density: Indicates following areas <br />See pages 8 -11 <br />increasing in household density: <br />• Hillsborough and South of Chapel Hill <br />• West Orange County north of 1- 85/1 -40 <br />• Between Hillsborough and NC -54 <br />• Between Hillsborough and Chapel Hill /Carrboro <br />New Employment Distribution: Indicates following areas <br />See pages 12 -15 <br />increasing in employment: <br />• East of Mebane along 1- 85/1 -40 <br />• North of Hillsborough, along NC -57 <br />• Along MLK Blvd in Chapel Hill <br />62 <br />
