Page 3 of 4 David Mansor <br />Supplemental Questions: <br />Orange County Planning Board (REQUIRES DISCLOSURE STATEMENT) <br />Background, education and experience relevant to this board: <br />Specifically, I can create tremendous value for Orange Unified Transportation Board in three <br />nuanced ways: <br />First, I understand identifying and approaching professionals for cooperative partnerships is <br />usually much more than just talking numbers and market factors. I am cognizant of the <br />economic, personal, political, and public perception implications a deal can have. Through my <br />own negotiations, I have learned about the importance of timing, and empathy within any deal. <br />While working with the board I plan to use my strong interpersonal skills to work effectively with <br />board members and community partners to accomplish our goals. <br />Second, I have practical experience on how deals are found, developed, and completed. I <br />understand the various types of value advantages a deal can produce. Beyond the scope of the <br />law, I can read and build pro-forma breakeven analysis charts, cash flow projections, and have a <br />working concept of some corporate financing tools. Through the Entrepreneur Lab class (Spring <br />2017 Section), I will gain more hands-on experience working with start-up founders, growth <br />executives, and venture capitalists. This work will advise me on how we can better foster these <br />relationships and growths going forward in the planning of Orange County. The business skills <br />learned will continue to round my perspective and insight for my responsibilities on the board. I <br />want to bring these business skills and my strong interpersonal abilities to the Orange County <br />Planning Board. <br />Third, I understand how enthusiasm is essential and contagious in the work place; it breathes <br />life into everything. As a successful door-to-door insurance salesman, I learned the value of <br />enthusiasm combined with the habit of happily doing more than you are asked can create <br />previously nonexistent opportunities. I plan to bring these two habits to my membership on the <br />board, and keep momentum up. <br />I desire to be on the Orange County Planning Board, because of the Orange County’s <br />emphasis on innovation, and growth over the next twenty years. For me, an opportunity to add <br />value to the incredible on-going work at in Orange County will be a long-term investment in the <br />organization, and my commitment to be a Tar-Heel. <br />Reasons for wanting to serve on this board: <br />I am a JD/MBA student at the University of North Carolina at Chapel Hill. I would like to get <br />involved in helping your team to implement the Durham-Orange Light Rail project. With my <br />background in entrepreneurship and the law, I could be a tremendous free asset for your team <br />to utilize.
