The Surveyor, when surveying the <br />property, found out that there were 9..34 more acres than originally thought, so one additional lot <br />was created. There are now 191ots proposed, rather than 18. The average lot size has increased, <br />and the same 41 % of open space was maintained. As a result of the additional lot, an additional <br />road has been added. Staff has recommended the connection with the Pedeshian Open Space <br />Areas, and with ERCD's request far dedication along Phil's Creek, Staff would like to have an <br />access to the trail. <br />Jack Smyre: Since you last saw the concept plan, the County has ascertained that there aze <br />suitable soils for' the development, and maintained the 41 % open space, which is a ]azge margin. <br />We aze in agreement with Staff's recommendations, but we disagree with Staff's <br />recommendation on page 8, item E-3. We aze supportive of the trail concept along Phil's Creek <br />made by ERCD, and will dedicate the land for that cause. There are numerous ways for <br />residents to access the trail. Rich Shaw of ERCD was unaware of the request for the additional <br />access, and our concern is thrat not only is it unnecessary, it will create a de facto trailhead for the <br />public. The trail is intended for the neighborhood's use, not a public access. <br />Renee Price-Saunders: Regazding Phil's Creek, if this land is dedicated, wouldn't that decrease <br />the acreage for lots 1 and 2, and 15, <br />Jack Smyre: That area is shown on the plans as across-hatched area, and is a stream buffer. It is <br />not a public access azea. <br />
