The plan is preliminary in nature and <br />does not show all the technical information required. Therefore <br />our comments will be general in nature. <br />1. We have met with the developer on site and have inspected and <br />approved the proposed site access on Hatch Road. No road <br />improvements are warranted in a accordance the requirements of <br />the NCDOT driveway manual, <br />2. The plan provides adequate minimum housing density to meet <br />NCDOT requirements for road addition at full build ouk, However, <br />lots 16, 17, 18, and 19 must be fully developed and access Weston <br />Lane in order to ensure eligibility for addition of this road. <br />3. 10'X70' site distance easements are required at all stop <br />condition intersections and adequate permanent drainage easements <br />are required at all pipe crosstines and drainage outlets. <br />4, As previously requested by the developer and County staff, <br />IJCDOT will require that all subdivision streets be designed to <br />the NCDOT "local subdivision road" minimum design standard for <br />rolling terrain, It should be noted however, that this design <br />does not specifically provide for bicycle accomodations or <br />parking. <br />5.
