{~riEMORANDUM <br />Date: April 25, 2006 <br />To: Eddie Kirk, Orange County Planning <br />From: Marty Roupe, and Members of Planning Department Staff <br />Subject: Courtesy Review Comments <br />Project: Westhampton (March 27, 2006 transmittal) <br />The purpose of this memo is to provide comments for the proposed referenced subdivision which is <br />within the Joint Planning Area. <br />1, Consider reconfiguring lots i and 2 so they share stream buffer, which may minimize <br />potential driveway crossings of the stream buffer, and which could allow pedestrian access <br />easements (within the stream buffer) to the open space (north of lots 1 and 2).. <br />2. Please check Orange County's Greenway Plan. It appears that opportunities exist for public <br />dedication of some open spare along the stream corridors; <br />3. Please find the Town's first review comments repeated below, as they did not seem to <br />he directly addressed within this submittal. <br />Comments from 15r Review (i.e.: Concept Plan stage): <br />1) The site plan (and this area, in general) exhibits no neighborhood connectivity. Such <br />connectivity ran reduce trip generation for neighborhood residents and service <br />providers, There seems to be one remaining opportunity for a connection. A site plan <br />that includes astub-out to the property to the south across Phil's Creel< is <br />recommended for your consideration. <br />2) This property has approximately 2,400 linear feet of frontage along the Phil's Creek <br />drainage. The Joint Planning Area (JPA) Land Use Plan suggests that many of the JPA <br />drainages be designated for pedestrian access and I believe this concept is echoed in <br />the Report on the Recreation and Parks Work Group, I do not recall whether this <br />particular location was designated for that purpose and am copying this note to Dave <br />Stancil to request that he respond to that question. <br />PAGE'1 OP "r PtANiJINGDEPT-REV#2 DOC7ATTACH=1 <br />
