~~~ <br />Et~CD recommends that the County request that a portion of the open space <br />pc•operty be dedicated to orange County for recreation and open space. The <br />proposed dedication is a 2410-foot-wide strop located parallel to a 770` segment <br />of properly boundary formed by PhiYs Cree'~. [See attached map] <br />Most of this proposed dedication is within the 100-year floodplain that would serve as an <br />undeveloped riparian buffer and wildlife corridor. The property could also accommodate a <br />potential future 10-foot-wide public walking trail aligned just outside of the floodplain. <br />This proposed dedication is consistent the Joint Planning Area (JPA) Land Use Plan, which <br />suggests that many of the principal stream corridors be designated for pedestrian access. It <br />is also consistent with the purposes for which land has already been dedicated on adjacent <br />properties. The construction of a public walking trail is not likely to occur until additional <br />lands along Phil's Creek are dedicated for recreation and open space purposes. One large <br />tract separates the County's Shenandoah land from the potential Westhampton trail <br />segment. That 102-acre tract includes approximately 20 acres on the north side of Phil's <br />Creek, which is isolated from the bulk of the tract.
