{1~~3 <br />7. ERCD has recommended that a portion of the open space be dedicated (deeded) <br />to Orange County for recreation and open space. The dedication is a 200-foot <br />wide strip located parallel to a 770-foot segment of property boundary formed <br />by Phil's Creek. This will meet the requirement for recreation and reduce or <br />eliminate the amount of the recreation payment-in-lieu. <br />Applicant's Response: We are in agreement with this proposed condition of <br />approval, but have not illustrated the dedication on the preliminary plat since there <br />was still some question as to the exact location and amount of property being <br />requested for dedication at the time of preliminary plat application. It is our belief <br />that this desired dedication of recreational open space property is best handled by a <br />written condition of approval for the preliminary plat once the desired area for <br />dedication is better defined and described. <br />We note that once the desired land has been identified for dedication to Orange <br />County for recreation and open space purposes, then a final determination can be <br />made as to whether or not this land dedication fulfills the site's recreational <br />requirements, or if a reduced payment-in-lieu will still be needed. <br />8. Show location of subdivision sign on Preiirrrinary Plan. <br />Applicant's Response: We have indicated the location of entry wall signage at the <br />site's main entrance on Hatch Road (please see Sheet 3, Major Subdivision <br />Preliminary Plat, as revised on March 22, 2006}. Signage will be designed in <br />conformance with Orange County regulations, <br />9. Any lighting sha[i meet Orange County Lighting Standards. <br />Applicant's Response: We will comply with the provisions of the Orange County <br />Zoning Ordinance that pertain to lighting standazds within Orange County. <br />l0. A minimum of 50-foot wide Pedestrian Open Spacc Area (POSA) shall be <br />provided between lots 7 and 8. <br />~pplicani's Response: We have revised the open space area located south of <br />Westhampton Way (main entry road), east of Lots 12, 13, and 15, and west of the <br />north-south water feature that defines the reaz property lines of the Robins Wood <br />subdivision lots in this area.
