Draft: 3/29/06 <br />ORANGE COUNTY <br />ADVISORY BOARD ON AGING <br /> <br />Minutes <br />Wednesday, March 8, 2006 <br /> <br />MEMBERS PRESENT: Jack Chestnut, Jerry Kruter, Mariah McPherson, Arthrell <br />Sanders, Florence Soltys, Jan Wassel <br /> <br />STAFF: Jerry Passmore, Bob Jones <br /> <br />GUEST PRESENT: Ben Lloyd, Randy Sexton of Bill Clark Homes <br /> <br />Chair Jack Chestnut called the meeting to order at the Central Orange Senior Center at <br />2:03 pm. Following introductions of all present, Chair Chestnut stated that the guests <br />were to give an update on a Senior Housing Development proposed in the Hillsborough <br />area and that the Board need not take official action on the proposal but could provide <br />suggestions or recommendations as requested by the developers. <br /> <br />Mr. Ben Lloyd, owner of the property, gave a brief history of the process that had taken <br />place to get this project to the proposed stage and the reasons for the selection of the <br />developers, Bill Clark Homes. Mr. Randy Sexton, a representative of Bill Clark Homes, <br />mentioned the experience that his company has in designing 55 and Over Active Living <br />Developments. He provided the site plan for the proposed development to be located on <br />a 24-acre parcel on Orange Grove Road near Hillsborough. The proposed units would <br />consist of 1,400-1,500 square feet with prices ranging from $150,000-$200,00. The <br />proposed Amenity Center would provide game rooms and swimming pool. Some Board <br />members suggested omitting the pool, since the Sportsplex and the Senior Center there <br />would provide pool access, and build a larger activities center for more indoor functions. <br />Walking trails would be available on the site. After reviewing the site plan and much <br />discussion, the Board made the following suggestions: provide turn lanes for transit bus <br />access, increase the size of the club house, lower the costs for some of the units, and to <br />pay school impact fees. <br /> <br />At 3:15 pm the Board returned to the regular agenda and reviewed the 2006-meeting <br />schedule that moves the meeting dates back to the 2nd of each month at 2:00 pm. No <br />action was taken due to a lack of quorum. <br /> <br />Mr. Jerry Passmore reported new staff changes for the Adult Day Health Program with <br />the hiring of a new nurse and a new activity coordinator. There presently is no program <br />manager. <br /> <br />Mr. Jack Chestnut stated that the construction of the new Southern Orange Senior <br />(Seymour) Center should be beginning soon.
