Representations regarding adequacy of load, size of pipe, etc. are beyond the scope <br />of this survey. Selected plumbing fixtures will be activated to assure water flow and the presence of <br />hot or cold water. <br />Our assessment includes visual observations to identify apparent deficiencies that may indicate <br />underlying problems. For example, excessive deflection, uneven floors or cracking of walls may indicate <br />concealed distress of structural framing members. Additional studies may be required to better quantify <br />problems. We will base our foundation assessment on the observation of visible building features whose <br />condition may indicate foundation distress. <br />Although we will attempt to identify obvious deficiencies, building code and life- safety review <br />requirements are beyond the scope of our property condition assessment. <br />Observations will be made for the presence of mold on surfaces and finishes readily exposed to view. <br />Sampling and testing are not included in the assessment, however. <br />This assessment should not be considered a Wood Destroying Organism (WDO) survey typically <br />provided by entomologists or pest control companies. Our proposal does not include sampling and <br />testing for asbestos, radon, lead -based paint, or lead in drinking water. If desired, these items may be <br />included as an addition to our scope of services. <br />A written report will be prepared summarizing our observations, findings, conclusions and <br />recommendations. The report will also include photographs documenting findings. The report will contain <br />conclusions discussing recommended repairs and/or the need for further investigations, if any. Where <br />financial implications are connected with problem areas observed, opinions of cost for recommended <br />actions will be provided. Opinions of cost will be separated into recommended immediate work and a <br />determination of estimated capital replacement reserve requirements over a period of ten years. <br />Assistance Requested of Orange County Asset Management <br />We request your assistance as follows: <br />• An individual (name and phone number) knowledgeable about the property. Drawings and a site <br />location map, if available, would also be helpful. <br />• An on -site individual (name and phone number) to contact to schedule our fieldwork. We request to be <br />escorted for the interiors portion of our survey and be provided access to the roof and representative <br />interior spaces. <br />• A letter of introduction introducing 5thWall, explaining why we will be on site, and providing a name <br />and phone number of an individual the onsite individual should contact if questions arise.
