Also note that it is possible that conditions may exist underground <br />or within concealed framing spaces that may affect the performance of the building that will not be <br />discovered by the assessment. We will endeavor to ascertain visually apparent structural distress, but <br />cannot be expected to identify deficiencies which are not visible due to building finishes or other <br />obscuring conditions. Invasive investigation to identify concealed issues is not included in the scope <br />of services. <br />• Roofing/Building Envelope <br />Roofing Systems <br />Roofing systems will be observed via walk -over. The assessment will note field observations of <br />general appearance, surface conditions, signs of damage, roof membrane conditions, and include <br />estimated life expectancy. Itemized general cost estimates to correct deficiencies and roof <br />replacement costs will be provided as appropriate. Actual testing of the roof membrane or substrate <br />to identify problems that are subsurface in nature, i.e., wet insulation, deteriorated deck, etc., may not <br />be discovered is not included in the assessment. If substrate problems are suspected, additional <br />services may be recommended. <br />Building Envelope (Walls, Fenestration, Doors, Penetrations) <br />Observations will be made of exterior wall finishes to evaluate cladding, glazing, metal, and sealants <br />for general condition and signs of distress or deterioration. Observations will be performed from <br />locations that are accessible such as from the ground and roof surfaces where applicable. Use of <br />swing stages, lifts, or other investigation equipment is not included in this assessment. <br />• Mechanical/Electrical/Plumbing <br />We will observe mechanical, electrical, and plumbing systems where readily visible and accessible, <br />and provide general information about the types of systems and materials in use as well as an opinion <br />regarding anticipated remaining useful service life of in -place equipment. <br />Mechanical (HVAQ <br />Observations will be made regarding the general physical condition and operation of components <br />exposed to view. Representations regarding adequacy of load, equipment, etc. are beyond the scope <br />of this survey. Mechanical systems will be activated to assure that components operate in appropriate <br />mode e.g. heating and cooling as appropriate. <br />Electrical (service, lighting, outlets) <br />Observations will be made regarding the general physical condition and operation of components <br />exposed to view. Representations regarding adequacy of circuits, load, etc. are beyond the scope of <br />this assessment.
