1. Matclhgd Par- AM Best Solar Fate, Goldsboro, N
This solar farm adjoins Sprixrg Garden Subdivision
which had new homes and lots available for new
construction during the approval and construction
of the solar fanrn. The recent home sales have
ranged from $200,000 to $250,O W. This
subdivision sold out the last homes in late 2014.
The solar farm is clearly visible particularly along,
the north end of this strut where there is only a
thin line of trees separating the solar farm from the
single -k nily homes.
Homes backing up to the solar faun are selling at
the same price for the same floor plans as the homes
that do not back ups to the solar farm in this
subdivision. Acoording to the builder, the solar
farms has been a complete non- factor. Not only do
the sales show no difference in the price paid for the
various horses adjoining the solar farm versus not
adjoining the solar farm, but there am actually
more recent sales along the solar farm than not.
There is no impact on the sellout rate, or time to
sell for the homes adjoining the solar farm.
I spoke with a number of owners who adjoin the
solar farm and none of them expressed any concern
over the solar farm impacting their ,property value.
109
6
The data presented on the following page shows
multiple homes that have sold in 2013 and 2014 adjok ing the solar farms at prices similar to those not
along the solar farm. These series of sales indicate that the solar farm has no irnWt on the adjoining
residential use.
The homes that were marketed at Spring Garden are shown below.
5qk 3,449 Pere. $ SIM
MOK Bed IUh
!413
ArnrrriCOM
5rlulxktyt-
SgFt:3.194
rgtee: SU7.9W
M
Sgrt 3.Z4.J r'ttce tM44.900
Sed J Both
W I ERth
313.5
4133
N4rridsn Ii*1
S1FI 3006
MwA.S247, 4
M
KItnF tdy
Sqft 3,iV4 Fn« 5249.W
rg
6ed1Bath
Bctl Bach
5135
513
5qk 3,449 Pere. $ SIM
MOK Bed IUh
!413
