HEnv Project U01603 <br />March 1, 2018 <br />34 <br />ASTM E 1527 -13 defines a `controlled recognized environmental condition" (CREC) as: <br />a recognized environmental condition resulting from a past release of hazardous <br />substances or petroleum products that has been addressed to the satisfaction of the <br />applicable regulatory authority (for example, as evidenced by the issuance of a no <br />further action letter or equivalent, or meeting risk -based criteria established by regulatory <br />authority), with hazardous substances or petroleum products allowed to remain in place <br />subject to the implementation of required controls_ <br />ASTM E 9517 -13 defines a "historical recognized environmental condition" (I-IREC) as: a <br />past release of any hazardous substances or petroleum products that has occurred in <br />connection with the {property and has been addressees to the satisfaction of the <br />applicable regulatory authority or meeting unrestricted use criteria established by a <br />regulatory authority, without subjecting the property to any required controls. <br />ASTM E- 1527 -13 defines a "business environmental rids (BER) as "a risk which can <br />have a material environmental or environmentally - driven impact on the business <br />associated with the currant or planned use of a parcel of commercial real estate ". <br />ASTM E 1527 -13 defines a °data: gap" as a lade of or inability to obtain information <br />required by this practice despite good faith efforts by the environmental professional to <br />gather such information. Data daps may result from incompleteness in any of the <br />activities required by this practice, including, but not limited to site reconnaissance, <br />historical review, database review, and interviews. <br />,Additional limiting conditions irnpc)sed by the client. or hindrances encountered during <br />the site visit are explained in further detail in Section VII of this report. <br />IV. SITE DESCRIPTION <br />IVA . Site Location and Legal Description <br />The approximate 53 -acre site is located at 61517 U.S. Highway 70 in Mebane, North <br />Carolina. According to the Grange County GIS, the site is Identified as Parcel <br />Identification Number (PIN) 9835 -02 -9137. The parcel is owned by Mr_ Carl J. Mace. Ak <br />legal description of the parcel is included in Deed Boar 1313. Page 319_ <br />An existing access road +extends north from Highway 70 to the subject site. The access <br />read traverses land also awned by Mr. Mace, The project area includes the limits of a <br />proposed solar farm. The proposed solar farm is located on than central portion of the <br />site, The approximate 25 -acre project area is to be defined by Oakwood Solar Farm, <br />LL C, their successors, or assigns. <br />IV.2. Current Use of the Site and Vicinity <br />The site is undeveloped scruWshrub land. The southeast portion of the site is used a <br />staging area by Mace Grading Company, Inc, The site is currently zoned R1 <br />(residential). <br />R <br />
