Box 8181 <br />www.oran!gecou¢ntync.gov NORTH CAROLINA Hillsborough, NC 27278 <br />November 27, 2017 <br />RE: NOTICE OF NEIGHBORHOOD INFORMATION MEETING - Discussion <br />and review of a Special Use Permit (Class A) application proposing <br />development of a Solar Array- Publ.ic Utility. <br />To Whom It May Concern: <br />Please be advised the Orange Bounty Planning Department has received a <br />Special Use Permit application (Class A SUP) proposing the development of a Solar <br />Array - Public Utility on a 27.3 acre portion Teased acreage) of a 521 acre parcel of <br />property located off of US Highway 70. The application was submitted by ESA <br />Renewables, Oakwood .Solar Farm LLC, and the owners of the subject property. <br />This application seeks to re-approve o similar request, which was originally <br />approved for a Class A SUP by the Orange County Board of Commissioners (BOCC) <br />on September 12, 2010, but has expired. The Orange County Unified Development <br />Ordinance (UDO) Section 27 ,12(D) states„ "The Special Use Permit shall automatically <br />expire within 12 months of the of the date of approval if the use has not commenced or <br />construction leas not commenced or proceeded unless a timely application for extension <br />of this there limit is approved by the Board of County Commissioners as provided in <br />Section 2- 7_ 13." The timeframe for this extension has also lapsed, and therefore the <br />applicant is seeking to re- approve the request_ <br />The property subject to the proposed development, further identified utilizing <br />Grange County Parcel Identification Number (PIN) 9835 -02 -0137, is located within the <br />Cheeks Township of Orange County and is zoned: <br />Rural Residential (R -1), <br />Bach Creek Protected Watershed Protection Overlay District, and <br />Efland Cheeks Overlay District (ECOD) Pre - designated commercial area. <br />The property is accessible via are access easement through an adjacent property <br />located at 6517 US Highway 70, (PIN) 9835 -10 -3053_ The easement area includes an <br />existing driveway providing access to both 6519 US Highway 70 and the subject parcel. <br />Please refer to the attaches!
