During our Initial assessment, we identified two wetland areas., Iwo hands, and two streams within the site boundary, Wetland Area A is located on the northeost portion of the situ. Stream A flours north, through Welland Area A. towards Michael Creek, Pond 81 is located on the southern poillon of the silo. Pond 81 continues off -rile to the west and drains to an unnamed stroarn (Stream B), There are no peripheral wetlands .around Pond B1. There are two roan -mado ponds located west of the site along Stream B_ Stream B enters the northwestern portion of the sale and drains to fond 82. Welland Area B is located around the peripheral of Pond B2. It Is estimated (hat Jurisdicilonat wetlands occupy 3 to 6 acres of the site. The ponds encompass approximately 5 to 8 acres. Ms. Molly Boyle with the Orange County Planning and Inspections Department issued a Site Assessment for the Mace parcel_ According to Ms. Boyle, an 80 -foot buffer wlll be required along the Stream A, and a 65 -foot Buffer Is required ,along Ponds 81, 132. and Stream B. Additionally, information associated with zoning requirements, building setbacks, and arosion control is Included width the Orange; County Site Assessment, On March 18, 2016, HEnv conducted a jurisdictional determinative} (JD) site visit with Mr_ David Balley of the Army Corps of Engineers (USACE)- During our slte visit, an addhional wetland area was observed and flagged in the fiaid. Wetland Area C is located south) of Pond 8, along the western boundary of The site_ Wetland Area C is less than 1,600 square feel, Mr. Balley concurred with our findings regarding the remainder of the site. An approved JO is expected to take four to six months. If wrettand areas are to be avoJded during development, HEnv recommends submitting updated site plans In order to obtain a -No Authorization Required" letter, wahkh can be obtalned in one to two months.
