Settlers Point <br />is only proposing to allow for a FAR of 0.2 or approximately 9,000 sq. ft. of floor <br />area per acre of the property. <br />District 2 <br />o Currently Zoned EDH -2 and EDH -4 would allow for a FAR of between 0.45 and <br />0.65 or approximately 19,600 sq. ft. to 28,100 sq. ft. of floor area per acre of the <br />property. Settlers Point is only proposing to allow for a FAR of 0.13 or <br />approximately 5,600 sq. ft. of floor area per acres of the property. <br />The following Exhibits indicate hypothetical development sketches for each district. <br />District 1 — Hypothetical Sketch <br />District 2 — Hypothetical Sketch <br />Proposed MTC Buffer Provisions <br />• District 1 <br />• Approximately 2,800 linear ft. of 1 -40 Interstate frontage <br />• A 100 -ft. MTC buffer is required along this frontage <br />• The entire MTC buffer within District 1 shall remain undisturbed <br />District 2 <br />• Approximately 3,082 linear ft. of 1 -40 Interstate frontage <br />• A 100 -ft. MTC buffer is required along this frontage <br />• The southern portion of this 100 -ft. buffer (approx. 1,082 linear ft.) shall remain <br />entirely undisturbed <br />• The remaining portion of the MTC buffer to the north shall meet the provisions of <br />Section 6.6.4 (A) of the LIDO according to the following description and Exhibit: <br />District 2 <br />• Per the allowances of the ordinance under Section 6.6.4 (A), up to 50% of this <br />buffer length can be cleared. The total area of the buffer is 308,200 sq. ft., so <br />this amounts to an allowable area of clearing of 154,100 sq. ft. <br />• Approximately 2,000 linear ft. of the buffer from the 1 -40 on -ramp at Old NC Hwy <br />86 will be reduced to 50 ft. in width for development of necessary infrastructure, <br />internal roadways, stormwater management features, etc. in support of the <br />project. This amounts to 100,000 sq. ft. <br />• The remaining 54,100 sq. ft. of allowable area to be cleared will be by means of <br />breaks within the previously mentioned 50 -wide buffer.
