The Surveyor, when surveying the
property, found out that there were 9..34 more acres than originally thought, so one additional lot
was created. There are now 191ots proposed, rather than 18, The average lot size has increased,
and the same 41% of open space was maintained, As a result of the additional lot, an additional
road has been added, Staff has recommended the connection with the Pedestrian Open Space
Areas, and with ERCD's request for dedication along Phil's Creek, Staff would like to have an
access to the trail.
.Tack Smyre: Since you last saw the concept plan, the County has ascertained that there are
suitable soils far the development, and maintained the 41% open space, which is a large margin.
We are in agreement with Staff's recommendations, but we disagree with Staff's
recommendation on page 8, item E-.3. We are supportive of the trail concept along Phil's Creek
made by ERCD, and will dedicate the land for that cause. There are numerous ways for
residents to access the traih Rich Shaw of ERCD was unaware of the request for the additional
access, and our concern is that not only is it unnecessary, it will create a de facto trailhead for the
public, The trail is intended for the neighborhood's use, not a public access,
Renee Price-Saunders: Regarding Phil's Creek, if this land is dedicated, wouldn't that decrease
the acreage for lots 1 and 2, and 15.
Jack Smyre: That area is shown on the plans as across-hatched area, and is a stream buffer. It is
not a public access area,
