~~~ <br />3. The cul-de-sac at the end of Westhampton Way shall be increased to a minimum <br />of 95 feet in diameter. Turning radii at all corners shall have a .32-foot <br />minimum. <br />Applicant's Response: Our original proposal during Concept Plan review was that <br />the cul-de-sac at the end of Westhampton Way shall be 75 feet in diameter from <br />back-of--curb to back-of--curb. Furthermore, it was noted during the Concept Plan <br />review that this review conunent was preliminary, and that the Fire Marshal had not <br />provided a formal response. Given that a 95-foot diameter significantly exceeds <br />NCDOT's standard cul-de-sac requirement fora 75-foot diameter and that this excess <br />pavement does not seem necessary or desirable in a watershed area, we have pursued <br />this issue with fire protection providers and ascertained that the NCDOT standard <br />width (75 feet) is reasonable and appropriate for the provision of emergency services <br />within Westhampton. Accordingly, for both Westhampton cul-de-sacs, we continue <br />to propose a 75-foot diameter, which conforms with NCDOT standards and will <br />provide ample access and turning space for emergency service vehicles. <br />In addition, we also note that turning radii at all intersection corners have been <br />designed with a .32-foot minimum radius. <br />4. Show proposed dedication of an additional 5 feet of right-of--way, or 35 feet from <br />the centerline of the existing right-of-way, whichever is greater, along F3atch <br />Road on the Preliminary Plan. <br />Appiicant's Response: We agree to this dedication of additional right-of--way for <br />Hatch Road, and have illustrated the dedication on Sheet .3 of the Major Subdivision <br />Preliminary Plat (as revised on March 22, 2006). <br />5, Weston Lane must have 4 lots accessing it to meet NCIDOT requirements. <br />Apniicartt's Response: Weston Lane continues to be proposed as a street accessing <br />four lots (Lots 16 - 19), in conformance with NCDOT requirements. In addition, the <br />five lots that have frontage on the newly-created cul-de-sac to the south (Lots 10 - <br />14) will all be restricted to access from the cul-de-sac (Brookford Court) instead of <br />the main spine road (Westhampton Way), allowing Brookford Court to also be in <br />conformance with NCDOT requirements.. <br />6.
