Review of zoning and related criteria, physical site conditions, and regulatory issues <br />pertaining to property usage and re- development for various governmental support <br />services. <br />2. Assessment of development potential considering zoning, stormwater management <br />regulations, and physical conditions; <br />3. "High - level" feasibility and capacity study for public water and sewer service and <br />associated extensions /connections, prepare preliminary estimate of associated <br />construction value, identify any unusual permitting requirements, etc. <br />4. Consideration of vehicular access issues, sight distance limitations, driveway <br />access options, and probable issues concerning roadway improvements; <br />5. Prepare bubble sketches showing conceptual property usage options composed of <br />various service facilities under consideration, with combinations of uses utilizing <br />shared infrastructure such as driveway and parking areas, etc. as practical. <br />6.
