In 2004, the <br />Board approved a lease far an additional 2,000 square feet in order to expand the Center and <br />to provide space for the Adult Day Health Program, <br />As the Board is aware, this Center will be relocated to a new Senior Center, which will be <br />opened at the Sportsplex within the next 12 to 18 months. The lease renewal proposed by this <br />action keeps in place the same terms and conditions of the previous lease, with the exception <br />of the rental amount and the term. The term has been defined as a two-year period, through <br />August 31, 2008, with a no-penalty early termination, upon six-months notice to the landlord. <br />As a reminder, highlights of the lease are as follows: <br />• Lease renewal term begins September 1, 2006 and expires on August 31, 2008. However, <br />the County may terminate the lease without penalty by providing notice to the Landlord six <br />months prior to the intended early expiration date. <br />• Rent through August 31, 2007 will be $7,000 per month - $84,000 per year ($14 per square <br />foot); effective September 1, 2007 rent will be $7,080 per month - $84,960 per year ($14.16 <br />per square foot). <br />• Utilities are the responsibility of the County. As a reminder, the Friends of the Central <br />Orange Senior Center support much of the cost for utilities; <br />• The County will provide normal maintenance to the interior of the facility; Landlord will be <br />responsible for all exterior components of the leased premises; <br />
