n <br />i. A 100 foot wide land use buffer shall be <br />established /preserved along the southern boundary of <br />District 2. <br />ii. Clearing of the MTC buffer be allowed as requested by the <br />applicant and recommended for approval by Planning <br />Department staff. <br />iii. Re- vegetation of visual breaks shall be required as <br />proposed by the applicant and recommended for approval <br />by Planning Department staff. <br />For more information please refer to Attachment(s) 4 and 5. <br />Attachment 11 contains the revised condition language <br />recommended for approval by the Planning Board. <br />d. CONDITION 13 (k) SIGNAGE — Staff and BOCC members requested the <br />submittal of a rendering of the landmark and entry portal signs for <br />consideration. <br />STAFF COMMENT: Renderings, and proposed location, of signage <br />was submitted by the applicant for review at the Planning Board's <br />January 10, 2018 meeting. <br />The Board voted unanimously to recommend approval of the <br />proposed landmark and entry portal signage as depicted in the <br />submitted rendering(s). For more information please refer to <br />Attachment 5. <br />The sign rendering is contained within Attachment 7. <br />e. CONDITION 13 (k) (iii) (2) (e) ILLUMINATION OF SIGNAGE - A BOCC <br />member requested clarification on the method that will be used to illuminate <br />signage. A recommended condition indicated all signs shall be internally <br />illuminated while language indicates external lighting would be allowed for <br />entry portal signs. <br />STAFF COMMENT. This was an error on staff's part and has been <br />corrected. For more information please refer to Attachment 4. <br />f. LAND USE — SCHOOLS, Elementary, Middle, and Secondary: There was <br />general discussion on allowing for the development of a school (i.e. <br />elementary, middle, high school, etc.) within the project. <br />STAFF COMMENT: Staff has reached out to the Superintendent <br />and Chair of the Orange County School District to inquire on the <br />need for a school south of Interstate 40. <br />The applicant, after conferring with the Director, has removed the <br />SCHOOLS, Elementary, Middle, and Secondary as an allowable <br />land use within the project. The conditions of approval, as contained <br />in Attachment 11, have been updated accordingly. <br />g. UTILITY CONDITION(S): There was general discussion on the imposition of <br />conditions associated with the extension of utilities to serve the project in <br />general. A BOCC member asked staff to review the recommended <br />condition(s) to ensure potential issues had been addressed. <br />
