W. <br />o Landscape plans are required to detail how vegetation will be cared for. <br />Landscaping: <br />• District 1 has to maintain a 100 ft. buffer along western and southern <br />property lines, <br />• A 50 ft. buffer is proposed for Old NC Highway 86 <br />— STAFF COMMENT— thinning will be allowed with a requirement for <br />replanting. <br />• Major Transportation Corridor (MTC) Overlay preserved along the <br />Interstate (i.e. 100 ft. buffer) <br />— STAFF COMMENT — thinning and breaks in this vegetation has <br />been requested to allow for utility, storm water, and parking <br />development. After conferring with the Director, staff believes the <br />request is reasonable as there is a replanting requirement <br />associated with this provision. <br />• Interior buffers proposed for parking lots, in front of buildings, etc. <br />Standards proposed for building architecture (i.e. materials buildings can be constructed <br />of) including: Hardi - plank, Brick/Stucco, Concrete, etc. <br />Transportation: <br />• Project shall comply with Section 6.10 Roadway Improvements and Multi - <br />modal Transportation of the UDO. <br />• External roadway improvements shall be constructed in accordance with <br />NC Department of Transportation requirements. <br />• Internal roads will be public roads. <br />• Sidewalks and bicycle lanes will be developed. <br />• Four (4) bus pullouts /transit shelters shall be constructed. <br />Land Uses: <br />• District 1 includes manufacturing and research land uses (i.e. <br />computers /electronics, pharmaceutical, metal products, furniture, <br />food /beverage manufacturing, research facilities, etc.) <br />• District 2 includes commercial /service uses (i. e. retail, professional offices, <br />restaurants, recreational land uses, heath services such as doctors' offices, <br />hotel /motel, motor vehicle service station — gas station, etc.) <br />• Signage: <br />• Architectural Landmark — Providing the visual identifier for the <br />development. The primary location will take advantage of the topography to <br />give visual guidance for motorist along the interstate. This would appear to <br />be more of an architectural feature than a sign. <br />— STAFF COMMENT: Staff and Planning Board have requested <br />an example. Proposal calls for 50 ft. tall structure with <br />approximately 400 sq. ft. of sign area. <br />• Entry Portal Marker — providing the name of the development and <br />identifying the names of major tenants. These signs are primarily intended <br />for location at the main entrances to the project. <br />— STAFF COMMENT: Staff and Planning Board have requested <br />an example. Proposal calls for 8 signs with 300 sq. ft. of sign <br />area. <br />Staff Comments: <br />• The application deemed complete. <br />• Proposal appears consistent with the various goals outlined within the Comprehensive <br />Plan. <br />• Applicant provided a basic environmental assessment as part of this submittal. Staff has <br />reviewed and determined there ought to be no significant environmental impact(s) from <br />this project. <br />
