You are looking <br />for Section 6.6.4 (A) (5) of the UDO copied and pasted herein: <br />6.6.4 <br />Major Transportation Corridor (MTC) <br />(A) Landscaping and Buffers <br />In addition to the requirements set forth in Section 6.8 of this Ordinance, the following standards shall be <br />met: <br />(1) A minimum of 100 feet of buffer area from the edge of the interstate highway's right of way, shall be <br />preserved. The purpose of this buffer is to protect, preserve and promote the visual appeal, character and value <br />of land adjacent to major transportation facilities; to provide for the separation of spaces; and to promote the <br />public health, safety and welfare through minimizing potential nuisances such as the transmission of noise, odor, <br />dust, litter and glare of lights. <br />(2) In areas of dense mature forest, existing vegetation may be used to fulfill the buffer requirements. <br />Where there is no existing vegetation in the buffer area, or if existing vegetation does not provide a sufficient <br />buffer, all proposed plantings must be shown on the landscape plan to fulfill the buffer requirement. The new <br />plantings shall be predominantly evergreen and shall reach a mature size of at least 30 feet. New trees shall be <br />located so as to establish at maturity a continuous screen in the 100 foot buffer area along the adjacent <br />interstate highway. <br />(3) Landscaping shall be in accordance with an approved landscaping plan. <br />(4) Any areas left in a natural state shall remain undisturbed except as follows: <br />(a) Within the buffer areas, necessary ingress, egress and utility service may be allowed, <br />but no other disturbance for site improvements shall be permitted. <br />(b) Selective clearing of vegetation may be allowed only to remove diseased trees or trees <br />weakened by age, storm, fire or other injury. <br />(5) Non - residential uses within Transition Areas, as designated by the Comprehensive Plan, may provide one <br />break in the required buffer per lot adjacent to the interstate right -of -way in order to provide an on -site commercial <br />sign and /or building visibility. The break shall constitute no more than 50% of the interstate highway frontage. <br />Michael D.
