This <br />information will be presented for discussion at the January 10, 2017 continued review of <br />Settlers Point. <br />1. Supplemental detail submitted by Mr. Ed Sirgany (maps attached for reference <br />purposes) on the TIA map(s) addresses part of staff's request for more information on <br />internal /external roadway improvement needs with respect to this project. We are <br />pleased the u -turn option cippears to no longer be a 'foregone conclusion'. raking said <br />that the Director is requesting Lhe following additional detail: <br />a. On the maps provide a table of contents outlining what improvement is proposed <br />per the TIA. For example if the TIA makes reference to a condition as Install <br />traffic light at Old NC Highway 86 and 1 -40 add a note to the map denoting same <br />(i.e. reference the conditions in a table /matrix on the maps). <br />2. A revised master landscape /buffer plan denoting a 100 ft. buffer along the southern <br />portion of District 2. Please note the Planning Board agreed the anticipated access <br />roadway location, north of the overhead power line utility easement, would not have to <br />be buffered. <br />3. Denote the required floodplain buffer per Section 6.13 of the UDO on property located <br />within District 1. <br />4. Provide a similar concept plan schematic for District 1 that was provided for District 2. <br />5. A schematic of the proposed additional MTC buffer clearing (i.e. applicant's request to <br />allow for additional clearing of the MTC buffer — reduction of width from 100 ft. to 50 ft. <br />to accommodate parking, access roads, utilities, stormwater features, etc.), specifically: <br />a. Detail on anticipated location of development activity, <br />
