Settler’s Pointe Development Hillsborough, NC <br />Traffic Impact Study d <br /> <br />x Constructa right turn lane on the Service Road at Old NC 86 with 200 feet of storage and taper, <br />for initial construction of facilities, at any level of build. <br />x Construct a left turn lane on northbound Old NC 86 at the Service Road with 150 feet of storage <br />and taper, at any level of build. <br />x Construction of a left-in/right-in/right out access for the Service Road at Old NC 86 upon <br />construction of greater than 900,000 SF of warehouse facility. <br />x Construction of a super-street type U-Turn bulb intersection to be located approximately 1,000 <br />feet south of the Service Road on Old NC 86, with 200 feet of storage and taper, upon construction <br />of greater than 900,000 SF of warehouse facility. <br />x Construction of a right turn lane on Old NC 86 southbound at Davis Road with 150 feet of storage <br />and taper, upon construction of 900,000 SF of warehouse facility. <br /> <br />2022 Buildout <br />The development proposes to construct one new entrance driveway to the retail/office/hotel site at the <br />location of the U-Turn intersection constructed for Phase I, and a second new entrance approximately <br />500 feet south of the Service Road on Old NC 86 on the east side. The northern most access will be <br />restricted to right-in/right-out only, and the primary access will allow left turns into and out of the <br /> <br />retail/office/hotel parcel. As a result of removing the residential land use from consideration in the <br />development at this time, there is land available to construct an access roadway at the U-Turn <br />intersection that connects to the retail/office/hotel parcels closer to the interstate. The restricted access <br />farther north will primarily serve the traffic exiting the site making right turns, while most of the left <br />turning and right turning traffic entering the site will use the southern-most access. <br /> <br />With the addition of the left turning traffic into the retail/office/hotel site, and using the same <br />intersection that was constructed in the 2020 Build for U-Turns, it will be necessary to signalize that <br />intersection. The distance from this intersection to the right-in/right-out access should be adequate to <br />allow the U-Turning traffic to make their turn, and adjust to lane of choice with minimal interruption <br />from the exiting right turn traffic. Additionally, modification of the left turn storage lanes between the <br />two interstate ramps is necessary to allow adequate storage for the associated left turn traffic at the <br />ramps. The existing infrastructure includes a concrete median island between the ramps, and this island <br />will need to be reconstructed. <br /> <br />The recommended improvements for the 2022 Buildout Phase are: <br /> <br />x Construct a full access on Old NC 86 at the location of the U-Turn intersection installed under the <br />2020 Phase I Build, with two exiting lanes and one entering lane. Construct a right turn lane with <br />125 feet of storage and taper on the westbound approach, a thru-right turn lane on the <br />northbound approach with 200 feet of storage and taper, and a second southbound left turn lane <br />with 300 feet of storage and taper. <br />95
