This information will be presented for discussion at the <br />January 10, 2017 continued review of Settlers Point. <br />(Applicant comment responses: 12/28/2017) <br />1.Supplemental detail submitted by Mr. Ed Sirgany (maps attached for <br />reference purposes) on the TIA map(s) addresses part of staff’s request for <br />more information on internal/external roadway improvement needs with <br />respect to this project. We are pleased the u-turn option appears to no <br />longer be a ‘foregone conclusion’. Having said that the Director is <br />requesting the following additional detail: <br /> <br />a.On the maps provide a table of contents outlining what improvement <br />is proposed per the TIA. For example if the TIA makes reference to a <br />condition as Install traffic light at Old NC Highway 86 and I-40 add a <br />note to the map denoting same (i.e. reference the conditions in a <br />table/matrix on the maps). <br />(Response: The referenced table/matrix has been added to cross reference <br />the improvements noted in the TIA.) <br /> <br />2.A revised master landscape/buffer plan denoting a 100 ft. buffer along the <br />southern portion of District 2. Please note the Planning Board agreed the <br />anticipated access roadway location, north of the overhead power line <br />utility easement, would not have to be buffered. <br />(Response: A revised master landscape/buffer plan is provided to denote the <br />addition of the 100-ft. along the southern portion of District 2.) <br /> <br />3.Denote the required floodplain buffer per Section 6.13 of the UDO on <br />property located within District 1. <br />(Response: The referenced floodplain buffer has been added to the master <br />landscape/buffer plan.) <br /> <br />115
