These tasks will only be completed if authorized by the owner and are
assumed to be done in co junction with the Phase l plans identified in Task 1-4;
• Smith 5innett Architecture will serve as the lead for the project and will make all required submittals to
authorities having jurisdiction;
• This p ject has already received approval for a Special Use Permit for the proposed improvements. The
proposed improvements will be required to go through a Final Site Review process with the Town of
Chapel Hill for site construction review and permitting. The Final Site Review process is a Town
administrative review process. This project will not require any Town Board or Town Council approvals;
• To assist with expediting the design of the project, the Schematic Design (SD) and Design Development
(DD) phases have been combined into a single task;
• The owner will provide all necessary survey information, environmental services, and geofechnico|
services;
Should any of the above information or assumptions be inconsistent with the planned project, we request that
you contact us immediately to allow us to make any necessary modifications to this proposal.
TASK 1 - Combined SD/DD (Phase 1):
During this task, Grounded will work with the design team to evaluate the owner's master plan and begin
developing an approach to design and construction of the proposed improvements that will minimize impact
to the existing campus operations. We will evaluate the survey files provided by the owner and begin to set up
a project booe file for use by the design team. During this task, Grounded expects to attend several meetings,
including one (1) pre-application meeting with the Town of Chapel Hill, two (2) meetings with the owners to
present progress design and collect owner feedback, and up to three (3) meetings with Smith Sinnett
Architecture to coordinate site design. Upon receipt of the site survey from the owner, we also anticipate
conducting a site visit to walk the property.
Grounded will begin to set up project drawings which will be used throughout the project. With each task, the
drawings will become more detailed and developed. For this tosk, the combined SD/DD drawings will be
considered approximately 60% construction drawings. During this task, we expect to begin preparing the
following drawings:
These drawings will be preliminary in nature and will be used to assist with the conversations focused on
construction phasing.
TASK 2 -Site Construction Documents (Phase 1):
Grounded will work with the project team to develop construction documents suitable for permitting and
construction. These documents will be used in the Final Site Review submittal set for the Town of Chapel Hilt as
well as the erosion control submittal to NCDEQ and the encroachment agreement submittal to NCDOL As part
of this phose.
