Location <br />North side of.lones Ferry Road at Damascus Church Road in Chapel Hill Township, <br />Existing and Proposed Conditions <br />Existing: <br />• Zoning: Rural Buffer (RB) (Property is located within University Lake Protected <br />Watershed) <br />• Minimum zoning lot size for University Lake Protected Watershed is two acres, Density <br />limitation in the University Lake Protected Watershed is up to, but no more than, five lots <br />with a density of one dwelling per two acres and a density of five acres for all lots <br />thereafter. The developer could conceivably create up to 18 new lots under a <br />conventional subdivision. <br />• Maximum impervious surface in the University Lake watershed is 6% of the gross <br />acreage. <br />Physical Features: <br />• Gently rolling land draining northerly into Neville Creek, <br />• A small tributary of Neville Creek drains the eastern edge of the property, <br />• Predominately wooded, The Andrews Cheek Tract (eastern half) was timbered ten to <br />fifteen years ago. <br />• The Tanaka Tract has significant tree species planted in an orchard setting along the <br />Orchard Lane as it enters the subdivision.. <br />Adjacent Land Use: <br />• Single family residential, with lot sizes ranging from one to six acres in older subdivisions <br />to the south and west, agricultural and forest lands mainly to the north and east, <br />• The Perry estate properties to the north <br />• The Poplar Hill and Granpian Hills subdivisions to the west and the Springhill Forest <br />subdivision to the south <br />• The parcel directly to the east contains over 19 acres. <br />• 36 of the 66 tax parcels (54%), to which staff mailed notices of the December 19, 2005 <br />Neighborhood Meeting are less than 3,40 acres (the density of the proposed subdivision). <br />This is the proposed lot density with the common open space included, <br />Proposed: <br />Roads: <br />• Access to subdivision is from a proposed 2,177-foot long cul-de-sac, Orchard Trail, off <br />Jones Ferry Road (SR 1942), a paved, public road in Chapel Hill Township. The total <br />length of the public road r.o,w, is 2,625 feet, as the r.o.w. is extended to the east property <br />line, beyond the cul-de-sac, <br />NCDOT has provided an email memo of approval for Orchard Lane, <br />• All roads shall be constructed to NCDOT (and County) requirements <br />• Neville Creek floodplain and steep valley slopes to Sesame Road, about 900 feet to the <br />north, do not make future road extensions to the north feasible or advisable, <br />Flexible Development Option <br />• Eighteen (18) single-family residential lots under the flexible subdivision option, <br />• Average lot size = 2,045 acres <br />Actual to minimum lot ratio: 1.00 <br />Open Space: <br />• Minimum open space required for Conservation-Cluster Option is 33% of site acreage, <br />
