Gledhill, 129 E.Tryon Street,Hillsborough,NC <br /> 27278 <br /> N.C.Excise Tax- <br /> GENERAL WARRANTY DEED <br /> THIS DEED, made this zri} day of J , 2000,by and between <br /> CHRISTOPHER ROAD REALTY,INC., a North Carolina corporation,hereinafter referred to <br /> as"Grantor";and ORANGE COUNTY,hereinafter referred to as"Grantee"; <br /> WITNES SETH,that the Grantor,for a valuable consideration paid by the Grantee,the <br /> receipt of which is hereby acknowledged, does dedicate,grant and convey unto the Grantee in fee <br /> simple all that certain tract or parcel of land situate,lying and being in Bingham Township, Orange <br /> County,North Carolina,and more particularly described as follows: <br /> BEING ALL of that certain five (5) acre tract of land, entitled "5.000 ACRES <br /> DEDICATED TO ORANGE COUNTY", according to the plat and survey of <br /> BRADFORD RIDGE SUBDIVISION, as recorded in Plat Book $(D , at Page <br /> 5 , Orange County Registry, and more particularly described on Exhibit A <br /> attached to this Deed and made a part hereof. <br /> Title to the property described above is hereby conveyed and accepted subject to the <br /> following restrictions: <br /> 1. The property shall never be transferred, sold, gifted or conveyed, in any manner <br /> whatsoever,by the Grantee unless such transfer or conveyance is to another governmental entity that <br /> is the Grantee's successor in title. <br /> 2. This property shall be forever used as a wildlife corridor only and for no other <br /> purpose. <br /> 3. No building of any structures, fences and/or recreational facilities or areas, of <br /> whatsoever nature or kind, shall be constructed and/or permitted on the property. <br /> 4. The property shall never be dedicated for public use. The property may never be used <br /> for hiking trails, parks,open space and/or recreational uses of whatsoever nature or kind. <br /> 5. Trees and other existing vegetation may not be cut unless necessary to preserve the <br /> property in accordance with accepted forestry principles. <br />
