Article 6: Development Stand <br /> Section 6.7:Additional Standards for MPD-CZD <br /> (3) Landscaping shall be in accordance with an approved landscaping plan. <br /> (4) Any areas left in a natural state shall remain undisturbed except as folio s: <br /> (a) Within the buffer areas, necessary ingress, egress and utility service may <br /> be allowed, but no other disturbance for site improvements - all be <br /> permitted. <br /> (b) Selective clearing of vegetation may be allowed only to emove diseased <br /> trees or trees weakened by age, storm, fire or other in ry. <br /> (5 Non-residential uses within Transition Areas, as designated •y the <br /> Comprehensive Plan, may provide one break in the requir-d buffer per lot <br /> adjacent to the interstate right-of-way in order to provide :n on-site commercial <br /> .ign and/or building visibility. The break shall constitut: no more than 50%of the <br /> i erstate highway frontage. <br /> SECTION 6.7: ADDITIONAL STANDARDS FOR MPD-C-ZD <br /> 6.7.1 Master Plan <br /> (A) All applications for e MPD-CZ designation shall be •repared in accordance with Section <br /> 2.9 of this Ordinance :nd shall include a general d: elopment plan herein called the <br /> `Master Plan'. <br /> (B) The Master Plan shall be .repared by an appro•riately licensed professional and shall <br /> include the following: <br /> (1) Map of the develop -nt site, inc ding the following: <br /> (a) Overall acreage .f the s. e, <br /> (b) Adjacent rights-of- : , <br /> (c) Zoning designation :no current use of adjacent properties, including <br /> those across right:-of-w: s, <br /> (d) Streams and other environ • ental features on-site and within 1,000 feet, <br /> and <br /> (e) Any existin, structures or impro ements on-site. <br /> (2) General layout • development, includi • the following: <br /> (a) Each •-velopment lot/pod and acrea.e of each, <br /> (b) Inter'or roadway plan, with cross sectio detail also showing drainage, <br /> (c) P •posed access points, and <br /> (d) 'roposed on-site recreation and/or open spa.-. <br /> (3) Prop•sed Uses <br /> (a All uses proposed within the development shall be hown on the Master <br /> Plan. <br /> (b) For developments with more than one development lo cod, the <br /> proposed uses shall be listed for each lot/pod. <br /> (c) More than one use may be approved for each lot/pod.
