Article 6: Development Standar <br /> Section 6.6:Additional Standards for Overlay Distric s <br /> (7) Exterior Finish Materials <br /> (a) Exterior finish materials must conform to and be in harmony h the <br /> exterior design of neighboring structures and the overall design of <br /> improvements described throughout these guidelines. <br /> (b) Building exteriors must be constructed of materials w► ch are sufficiently <br /> durable to guarantee low maintenance and a mass'able life span, and to <br /> withstand abuse by vandals or accidental dams• • from machinery. <br /> (c) Exterior materials must have an attractive to re, pattern or quality of <br /> detailing. Acceptable building materials inc ide those which appear <br /> natural in texture and color such as stone, unpainted brick, wood, and <br /> textured concrete. <br /> (d) ,iding must reflect in texture and co or that which is typical of the area <br /> a • region. <br /> (8) Roof Lines a d Materials <br /> (a) The roof .esign must be •nsidered as a component of the overall <br /> architectur. design the- e and must be taken into consideration during <br /> the initial desi. pha - for the structure(s). <br /> (b) Nearly vertical ro.,'s (A-frames) and piecemeal mansard roofs (used on a <br /> portion of the b. di . perimeter only) must not be utilized. Mansard roofs <br /> must wrap around the -ntire perimeter of the structure. <br /> (c) All rooftop mechanical es.ipment, vents, ducts,and communication <br /> antenn. and towers must .- screened from view or designed and <br /> insta -d in a manner using m. erials and colors compatible with the <br /> bu' ding architecture. All such es ipment must be located below the <br /> •ghest vertical element of the buil.'ng, with the exception of tower-type <br /> communication antennas which do n• exceed a height of 15 feet from <br /> base to top. <br /> Except for standing rib metal roofs and co..er roofs, corrugated metal, <br /> highly reflective surfaces, and illuminated ro• .ng must not be used: <br /> (e) Rooftop solar collectors, skylights, and other ref active rooftop building <br /> elements must be designed and installed in a man -r which prevents <br /> reflected glare. <br /> (f) Solar panels must be integrated into the roof design, flu with the roof <br /> slope. Frames must be colored to complement the roof. This is due to the elimination of the Special Flood <br /> Hazard Area Overlay District.
