Article 4: Overlay Zoning District, <br /> Section 4.6: Major Transportation Corridor <br /> --_ = MAJOR TRANSPORTATION CORRIDOR <br /> 4.7.14.6.1 Intent <br /> ) It is the intent of Orange County to protect and enhance those natural and environmental <br /> features which constitute important physical, aesthetic, recreational, and econo <br /> .ssets through the provision of special controls of public and private develop• ent along <br /> ma's transportation corridors. <br /> (B) The Boa • of County Commissioners finds as a fact that: <br /> (1) Major : sportation corridors serve a key function in e orderly development of <br /> Orange Co.•t as major traffic movers, as well a erve as entrances to Orange <br /> County from o 'de the area. <br /> (2) These corridors and - character of th- •evelopment which occurs along them <br /> establish for visitors and idents a' e an indicator of the quality of life in the <br /> County, as well as the efficient - d safety of traffic movement through the area. <br /> (3) In addition, the ability of di I--rent ar-: of the County to attract and <br /> accommodate differen pes of develop-tent depends on the capacity of the <br /> thoroughfare syste • and the character and • ality of development along major <br /> corridors. <br /> (C) The Major Transp• ation Corridor district is intended to enhan - the attractiveness and <br /> orderly develo• ent of land adjacent to major transportation facili through the <br /> provision • . set of development standards and regulations for applic- ••n to public and <br /> private .evelopment of land adjacent to these corridors. The major transp••-tion <br /> cor '.ors include the interstate system as designated in the adopted Comprehensive <br /> • an. <br /> (D) The district establishes development standards (see Section 6.6.64) and a site plan <br /> review process for development within the district. (See Section 2.5). <br /> 424.6.2 Applicability <br /> ) The Major Transportation Corridor(MTC) district is established as a district wh'.h <br /> overlays other zoning districts established in this Ordinance. The new use •,"any land or <br /> .ny new structure within the MTC district shall comply with the use re• . -tions applicable <br /> to •- underlying zoning district as well as the requirements of the '• C district. <br /> (B) The pro '".'ons, requirements and restrictions of this district all not apply to the use of <br /> land within t - district for single family or two-family dw- ' gs or to any building or <br /> structure existin• •rior to the creation of this district . ess it is structurally altered to the <br /> extent of increasing •e floor area by 50%or m• or is enlarged to any degree to occupy <br /> a vacant lot. <br /> (C) This district shall be applied a . g a interstate highway in the County designated in the <br /> adopted Comprehensive Plan a ch and to any proposed interstate highway <br /> designated in the adopted C• prehe .ive Plan as such. <br /> (D) The minimum length • e district shall be . ontinuous distance along the thoroughfare <br /> within the County'. urisdiction and outside oft' : extraterritorial planning jurisdictions of <br /> the Towns of - • sborough, Chapel Hill, and Carrbo and the City of Mebane. <br /> (E) The mi urn width of the district is 1,250 feet from the e.•e of the right-of-way <br /> m-- ured along a line which is perpendicular to the edge of •- right-of-way on each side <br /> • the roadway, except at interstate interchanges where the Dist shall extend 2,500 <br /> feet from the right-of-way on each side of the intersecting road. <br /> Orange County, North Carolina—Unified Development Ordinance Page 4-17 <br />
