Developer Responsibilities: The development reviewed the project's current retail <br /> commitments, potential end users, conditions of approval, phasing for infrastructure. <br /> STAFF COMMENT: Staff reviewed the site plan development review <br /> process for the project reminding those in attendance the approval of the <br /> MPD-CZ application merely changed the zoning of the property. All <br /> development proposals would still have to abide by the County's formal <br /> site plan review process. <br /> 6. Hillsborough: Both the developer and County staff reviewed issues associated with <br /> potential future annexation, provision of water/sewer services, economic and land <br /> use plan modification(s). <br /> 7. Adjacent Properties: There was general discussion over the impact the project might <br /> have on existing adjacent driveway access points, potential impacts on existing well <br /> and septic systems, as well as the potential for later modification of the district to <br /> include additional property. <br /> C. Conclusion <br /> The meeting ended with a summary of the next steps including the Planning Board <br /> Meeting in October, and BOCC Quarterly Public Hearing in November. Staff also <br /> outlined where to find information on the project via the Orange county website. <br />
