61
Michael Harvey
From: Chuck Edwards Contact
Sent: Thursday, October 19, 2017 2:40 PM
To: Michael Harvey;Jones, DeAngelo J
Cc: Craig Benedict;Jim Parker(jimparker16 @gmail.com)
Subject: RE: [External] NC DOT Comments on Settlers Point
Attachments: Final Settler's Pointe Development.pdf
Michael and Jim,
I apologize for my oversight and delay in providing comments for this project. The NCDOT Congestion Management
Section has reviewed the TIA submitted for this development and have provided the attached comments and
recommendations for access and mitigation of the expected traffic impacts attributable to the site. I concur with these
findings. It is noted, however, that included among the recommendations is the construction of a new driveway serving
the proposed Phase 1 light industrial component with access to Old NC 86 approximately 1700 feet from the 1-40
westbound ramps and directly across from the proposed residential driveway 1 as proposed in Phase 2. It appears that
this configuration would require the Applicant to obtain a right of way or easement across property that is not part of
the proposed development and may not be under his control. Alternatives may need to be explored. NCDOT staff looks
forward to further collaboration with the County and the Applicant on this project. Feel free to contact me if you have
any questions.
Charles N. Edwards Jr., PE (Chuck)
District Engineer
N. C.
