49 <br /> As currently situated the statement is confusing and incompatible with the <br /> explanation of the area in question. Staff recommends this paragraph be <br /> moved to the introduction section to eliminate existing confusion. <br /> d. Section 2-1 Residential: On or about Page 11 of the narrative there appears to <br /> be an orphaned statement reading as follows: "Development of all permanent <br /> structures and support facilities, including parking facilities, constructed <br /> within each established District shall be in accordance with the <br /> Design/Architectural criteria as contained herein". <br /> As currently contained there is appears to be confusion if this statement is <br /> intended to cover all 3 development Districts (i.e. industrial, <br /> commercial/retail, and residential) or just the `2' residential subcategories as <br /> contained in District 3. <br /> Staff believes the intent was for all proposed Districts to abide by the <br /> provision. As such we recommend the statement be moved towards the <br /> beginning of Section 2-1 before you breakdown individual districts. <br /> e. As a general reminder, concern has been expressed by the Town of <br /> Hillsborough with respect to the development of District 3 for residential land <br /> uses, including the provision of utility services (i.e. water and sewer). <br /> IV. LIST OF PERMITTED USES: <br /> a. Section 2-2 Permitted Land Uses: Staff is requesting clarification on your <br /> intention to use existing/proposed County definitions with respect to various <br /> land uses or will the Project have a unique set of definitions outlining what <br /> individual land uses may be. As an example what does the term religious <br /> facility mean as it relates to allowable development within the Project? <br /> b. Section 2-2 Permitted Land Uses: There appears to be confusion within the <br /> submitted narrative relating to the proposed table of permitted uses. It is <br /> difficult to ascertain what is and is not permitted in a given development area. <br /> Staff recommends additional formatting work designed to distinguish between <br /> `headers' and the listing of individual land uses. An example of this concept <br /> is provided as follows: <br /> Use Type Industrial, Commercial Residential <br /> Manufacturing,and (Continuing Care) <br /> Research <br /> ssembl <br /> Religious X <br /> Social X X <br /> Club/Lodge <br /> hild care/Educationa <br />
