3 <br />r <br />2 OTHER CIRCUMSTANCES: <br />University Station will contribute to the prosperity of Orange County by: <br />1) Creating jobs, both during construction and after completion <br />2) Providing housing which will complement and stimulate other <br />compatible industrial and business projects <br />3) Stimulating local business by providing many new customers <br />for goods and services <br />The approach to the land planning for University Station, the rural village, is <br />familiar to many in this area because of the presentation made here last year by <br />Andres Duany, well -known planner who has pioneered this way of planning <br />rural tracts. Its priorities are significantly different from planning concepts pre- <br />viously used and present a number of advantages important to Orange County: <br />1) The retention of large amounts of open space, with develop- <br />ment concentrated in smaller areas of higher density, connected <br />to water and sewer extensions. <br />2) The consequent avoidance of urban sprawl and the conserva- <br />tion of the rural flavor of the current land use. <br />3) A reduction of the number of off -site auto trips by residents. <br />3 ORANGE COUNTY PLANNING GOALS <br />University Station will address a number of goals of the County. First, the de- <br />velopment will represent a major recreation asset for the area. The champion- <br />ship signature golf course will be a public access course open to all.
