ZONING ATLAS AMENDMENTS <br />The proposed amendments to the Orange County Zoning Atlas are <br />as follows: <br />1. Z-3-92 Donald Wayne Combs <br />The property in question is located 597.22 feet west of <br />Ferguson Road (SR 1948). The property contains 1.84 acres and <br />is specifically described as part of Lot 6A of Tax Map 37A in <br />Bingham Township. The property has a width of 200.45 feet and <br />a depth of 400 feet. The current zoning designation of the <br />property is RB -Rural Buffer. The proposed zoning designation <br />is EC -5 Existing Commercial -5. The request has been made to <br />correct an apparent error in the Zoning Atlas. <br />2. PD -2 -92 Heartwood at Blackwood Mountain - Phase 3 <br />The expansion of an existing planned development is proposed <br />on property located west of Mill House Road (SR 1725). The <br />Property contains 19.534 acres and is specifically described <br />as lot number 26E of Tax Map 19 in Chapel Hill Township. The <br />property is currently zoned RB -Rural Buffer. The proposed <br />zoning of the property is PD -H -RB. <br />The planned development is not a new facility but represents <br />the expansion of an existing residential development. Approval <br />of a planned development application and a Class A Special Use <br />Permit is required, because the expansion is considered a <br />major modification to an existing planned development. Nine <br />(9) new lots are proposed and would be served by the extension <br />of Heartwood Drive and the construction of a new street, <br />Pathway Court. <br />ZONING ORDINANCE TEXT AMENDMENT <br />The proposed amendment to the Orange County Zoning Ordinance <br />is as follows: <br />1. Mobile /Manufactured Structures <br />Under the proposal, mobile /manufactured structures would be <br />defined in the Zoning Ordinance. Such structures would be <br />Permitted for use as accessory buildings in AR- Agricultural <br />Residential, R -1 Rural Residential, and RB-Rural Buffer zoning <br />districts upon the approval of a Class B Special Use Permit by <br />the Board of Adjustment. <br />
