Box 8181 <br />Hillsborough, NC 27278 <br />Dear Mr Carey : <br />We are writing to you to express our profound. distress <br />about the proposed change in the rural character, of the area <br />known as University Station to accommodate high density 1300 unit <br />development. <br />We are opposed to the proposed Comprehensive Plan Amendment <br />to the land use plan . We believe that this plan is being rushed <br />to allow meeting deadlines imposed by the developers, disregard- <br />ing any other concerns. <br />We are aware that the Planning Commission is working toward <br />development of regulations which would provide a benchmark by <br />which future proposed developments can be evaluated. But it <br />appears that to accommodate the developers some members 'of the <br />Planning Board are not willing to wait for this process to be <br />completed. We urge you not to follow their approach. <br />We are not against development, but we believe that there <br />should be room for a rational approach to it. What appears to be <br />happening with the so called University Station Development does <br />not follow that path. <br />Our main concerns, that we hope you will take into consid- <br />eration are as follows : <br />1. Environmental impact : <br />A 1300 unit development will severely stress the existing <br />balance and alter irreversibly the rUr3i character of the area, <br />which being adjacent to Duke forest supports a wide variety of <br />trees, plants and wildlife. The development =-will have about <br />0.26acre per unit as apposed to present housinct- density of about <br />2.14 acres per unit. We have to'expect,.:that,.there will be heavy <br />use of pesticides and fertilizers on the ro Died <br />l <br />within landscaped development areas. This of course will urun off <br />into local creeks and is likely to contaminate surface water. <br />We hope that environmental implications will be carefully eval- <br />uated. <br />E1 <br />
