Orange County Planning Board <br />C/O Joanna Bradshaw <br />306 Revere Rd. <br />Hillsborough, NC 27278 <br />September 10, 1992 <br />Dear Ms. Brodshaw, <br />,341-5FA <br />SEP I � 199 U <br />�V <br />I am writing to express deep concern over the rapid pace of <br />events surrounding the county's consideration of University Sta- <br />tion Development_ Two years ago my wife and I held a meeting in <br />our home at which our neighbors met the group of developers in- <br />volved in this project_ The developer asked us what type of <br />development our neighborhood would support on the land in ques- <br />tion- We very clearly stated that the rural character of this <br />area was important to us. We used the Stoneyereek Neighborhood as <br />an example of what we believed was a supportable and responsible <br />plan. We are deeply disappointed with the HIGH DENSITY direction <br />University Station has chosen to follow_ Our input has been ig- <br />nored, and currently the developers are attempting to "end run" <br />the logical procedures the County Commissioners and the Planning <br />Board have put in place to protect the wonderful rural character <br />of our community. We urge you to act against allowing University <br />Station land to become "transitional" and out of the control of <br />our county elected officials. <br />We support the work of the Rural Character Study Committee. <br />It is imperative that this committee be allowed to complete its <br />assigned task prior to signing off on a project as far reaching <br />and vast as University Station. Do we need to remind you that <br />University Station will become the fourth largest community in he <br />county? It is simply not fair to local residents to have a <br />project with such major impact be rushed through your evaluation <br />process. <br />Rey points of concern about University station include: <br />1) Once this land is converted to ten year transitional, control <br />is lost should the University Station project fail and different <br />developers pick up land. <br />2) 1326 units will eventually lead to road expansion in our area <br />which will negatively impact the current rural character. <br />3) New Hope Elementary will be forced to serve a single community <br />rather than draw from a large and diverse pool. <br />4) Environmental effects of such high density development are un- <br />certain. Ecological impact would be far less dramatic in a <br />Stoneycreek style development. <br />5) The desirable rural buffer between Hillsborough and Durham <br />will be lost given the high impact of University Station. <br />6) Questions arise over the ability of Hillsborough to plan and <br />serve the rapid increase of its population by 50%. <br />1 <br />
