The <br />closest example is Timbers Mobile Home Park on Orange Grove Road. <br />One alternative scenario, based on past approvals, is that of R -5 <br />zoning, with 4.94 units to the acre and lot sizes of 7,500 square <br />feet. On this property, a subdivision could potentially contain <br />3,105 lots. Wildwood subdivision south of Hillsborough is an <br />example of development under R -5 zoning. <br />By contrast, R -4 zoning would have a lot size of 10,000 square <br />feet, and a project on this site could potentially contain 2,329 <br />lots. <br />4. Rural Character Open S ace O tions <br />The draft Rural Character strategies contain three open space <br />development options: <br />• a One -Acre Open Space Development (OSD), with 20% open space. <br />• a Half -Acre OSD, with 50% open space, and <br />• a Planned Community option, with 60% open space. <br />As can be seen on the attached chart, the One -Acre OSD option <br />applied to this site would provide 126 acres of open space, with <br />499 lots of 40,000 square feet in size for an overall density of <br />0.79 ( lots per gross acre) . The Half -Acre OSD would provide 315 <br />acres of open space, with 686 lots averaging 17,784 square feet in <br />size - with an overall density of 1.09. The Planned Community <br />option would provide 377 acres of open space, with a maximum of <br />1094 lots /units averaging 8,512 square feet. The density of a <br />Planned Community would be 1.74 lots /units per gross acre. All <br />three of these options are less dense than R -2 zoning, with <br />considerable open space provided. <br />G. AGENCY COlO —NTS <br />The Town of Hillsborough has commented that it has the capacity to <br />provide water and sewer service to the project. NCDOT, in previous <br />comment on an identical Plan amendment for this site, stated that <br />its 1988 correspondence on this proposal still applies. Agency <br />responses to detailed site plans will be provided as part of the <br />Planned Development application. <br />H. RLCOMONDATION <br />Approval of the proposed Comprehensive Plan amendment is <br />recommended for the following reasons: <br />1.
