The property is not <br />zoned, however, <br />the tract is designated Agricultural <br />Residential and <br />Water Supply Watershed in the <br />Comprehensive Plan. It also drains into Lake Orange. <br />The total acreage of the tract is 33.22 acres. Thirty <br />(30) new lots are proposed with an average lot size of <br />1.04 acres. There are three phases proposed with Phase I <br />containing four (4) lots, Phase II containing eight (8) <br />lots and Phase -III containing eighteen (18) lots. <br />The applicant is proposing public roads to serve each <br />phase. All four lots in phase one would have to receive <br />access from the subdivision road for the state to accept <br />maintenance. The Orange County Health Department has <br />checked the property and found a suitable site for a <br />septic system on each lot. <br />The Lake Orange Authority has indicated their policy is to <br />only allow direct lake access by membership to those land <br />owners who adjoin the 620 foot elevation. Membership is <br />available on a limited application basis and at that time, <br />rules, regulations and common access areas are agreed <br />upon. <br />The Orange County Engineer has indicated he has no <br />comments concerning the proposal. <br />
