y <br />PRIVATE ROAD JUSTIFICATION <br />FOR <br />"FEATHERWOOD - PHASE II" <br />Tax Map #5.21..60 <br />The following justification, for a private road in the <br />Featherwood Subdivision follows the five points on paves 30, 30a, <br />and 31 of the April 4, 1988 revisions to the Subdivision <br />r. _"alations for Orange County, North Carolina. These five points <br />discuss design features that are to be considered in deciding to <br />allow a private road. <br />General statement <br />The existing private road, Feat.herwood Court, will serve <br />-five(5) lots in the subdivision containing a ;.atal of 6.73 acres. <br />Featherwood Court is approximately 300 feet lonc. A _perpetual <br />road maintenance agreement is on record at the Orange County <br />Register of Deeds office and wi11 guarantee ma- -ntenance of said <br />road. <br />1. Road Preserves Rural Character: <br />The proposed major subdivision has_ existing large <br />hardwoods and evercreens in a general area of <br />residential and agricultural use. <br />a. The average lot size is 1.28 acres with setbacks <br />that meet' the Orange County Subdivision Regulations. <br />b. Minimal amount of clearing will be done to the lot <br />to maintain as much of the existing hardwoods and <br />evergreens as possible. <br />C. Any existing scenic areas will be pr eserved by <br />restrictive covenants also to be recorded. <br />d. Maximum wildlife and botanical species wi11 be <br />maintained by rrir_inal des action of any exi s tinc <br />t=ees or shrubbery. <br />11 <br />
