Across NC Highway to <br />the north is undeveloped land zoned AR and LC -1. <br />The applicant has no timetable for developing the <br />property in question. <br />The proposed amendment to the Zoning Atlas was <br />presented at public hearing on May 26. Greg <br />Shepard spoke on behalf of the applicant. <br />Madeline Curl, an owner of adjacent property, <br />spoke against the rezoning because if approved, <br />there would be no more LC -1 or NC -2 zoning <br />available in the node. <br />The item was referred to the Planning Board for <br />a recommendation to be returned to the County <br />Commissioners no sooner than August 3, 1992. <br />The Planning Staff recommends approval of the <br />proposed Zoning Atlas amendment from AR to LC -1 <br />and NC -2 based on the findings required by the <br />Zoning Ordinance. Cameron responded that the proposed <br />rezonings will maximize the five -acres allotments <br />of NC -2 and LC -1 zoning at this activity node. <br />She continued that there are methods by which to <br />request changes /amendments to the activity node. <br />Gray expressed concern that the NC 54 corridor <br />will' become more commercial. He indicated he <br />felt the Planning Staff and Economic Development <br />Commission should.review the area and either <br />change the zoning or develop a plan for the area. <br />Oli Devaud of the Economic Development Commission <br />stated that the Planning Board /EDC Work Group had <br />been primarily studying three areas along the <br />interstate. He continued that the NC 54 Corridor <br />is another area that the Group would like to <br />study, but, with the other work in process, it <br />will probably be quite some time before such a <br />study could take place. <br />
