• <br />2 f <br />The Planning Board has made positive findings on the <br />application for rezoning to LC -1 and NC -2 as required <br />by Article 20 and Article 4 of the Zoning Ordinance. <br />The list of permitted uses in the proposed districts <br />is included in the attachments. The applicant has no <br />timetable for developing the property in question. <br />The proposed amendment to the Zoning Atlas was <br />presented at public hearing on May 26. Greg Shepard <br />spoke on behalf of the applicant. Madeline Curl, an <br />owner of adjacent property, spoke against the rezoning <br />because if approved, there would be no more LC -1 or <br />NC -2 zoning available in the node. <br />The item was referred to the Planning Board for a <br />recommendation to be returned to the County <br />Commissioners no sooner than August 3, 1992. <br />in early June, a representative of Madeline Curl met <br />with Comprehensive Planning Staff and Economic <br />Development Commission Staff to discuss the future of <br />the Rural Neighborhood Activity Node. They discussed <br />the limits on commercial zoning and procedures for <br />requesting an amendment to the Comprehensive Plan. <br />On June 15, the Planning Board recommended approval of <br />the proposed Zoning Atlas amendment based on the <br />attached findings required by the Zoning Ordinance. <br />RECOMMENDATION: The Administration recommends approval of the proposed <br />Zoning Atlas amendment from AR to LC -1 and NC -2 based <br />on the attached findings required by the Zoning <br />Ordinance. <br />
