27 <br />July 6, 1992 <br />To: Orange Co. Planning Staff <br />Attn: Eddie Kirk <br />Re: Phase III Heartwood Subdivision <br />. Please receive for your review and information the following <br />preliminary plan for Heartwood Phase III. We propose using 19.534 <br />acres of Dickinson land for 9 fee simple lots. Lots would average 1.3 <br />acres in size and the balance of the 2 acre minimum, approximately <br />5.96 acres, will be in common land. There will be an area around the <br />lot arrangement set aside for a trail easement, where residents can <br />have full access to all common areas. This easement will also allow <br />the farm and the HEARTH Creative Learning Center access to Duke <br />Forest. The addition of the 5.96 acres to the Heartwood Common <br />Land brings the total common land up to 13.55 acres, which already <br />include a swimming pond with trails, water garden, and water falls <br />and fountains, also a picnic shelter with play structure, and a dock <br />and an amphitheater. There is over 87000 SF of improved <br />recreational space and the required space is 74920 SF. There is also <br />an additional acre of recreational space set aside as community <br />garden space and a 1/2 acre park below the swimming pond. This <br />has turned out to be one of the nicest developments in Orange <br />County. The single family homes to be built here will be in the <br />current Heartwood style and be priced for compatibility with current <br />Heartwood home values. <br />We propose the extension of Heartwood Drive for ease of <br />traffic flow, sighting, and to minimize the impact on the home at <br />6402 Heartwood Dr. We have on file a priliminary letter of approval <br />from Joey Hopkins NCDT. For ascetic purposes, we wish to preserve <br />the quartz rock outcropping in the middle of Phase III and have <br />designed the road and set aside common land accordingly. <br />At the June 7th general meeting of the Heartwood Landowners <br />Association the Homeowners and members unaminously approved <br />Phase III to be added to the Heartwood Community. The addition of <br />further phases of development involving Dickinson land is allowed <br />for, by right, in the covenants of Heartwood Phases I & II.
