(f) Observance of Laws. Lessee shall duly obey and comply <br />with all public laws, ordinances, rules, regulations and codes <br />relating to the use or occupation of the Premises, or the conduct <br />of Lessee's business thereon. Lessee shall indemnify and hold <br />Lessor harmless from any damage caused by Lessee's failure to <br />comply with the terms hereof. <br />(g) Security Deposit. NOT APPLICABLE. <br />IV. <br />4.01 ALTERATIONS, ADDITIONS AND IMPROVEMENTS TO REALTY. <br />(a) Minor Improvements. Lessee shall have the right and <br />authority to make minor alterations, additions and improvements to <br />the Premises without notice to or consent of Lessor. A "minor" <br />alteration, addition or improvement, other than a sign on or <br />visible to the exterior, is one the cost of which does not exceed <br />Five Hundred Dollars ($500.00). Any alteration, addition or <br />improvement with a cost in excess of Five Hundred Dollars ($500.00) <br />is "major." <br />(b) Major Exterior and Structural Improvements. Lessee shall <br />not make or cause to be made any modification to the exterior of <br />the Premises or any structural alterations or additions without <br />first obtaining Lessor's written consent; provided, however, that <br />Lessor shall furnish Lessee with its consent or notice of its <br />refusal to consent within one (1) week of Lessee's request for <br />same, or Lessee may proceed without Lessor's consent. Lessor's <br />consent shall not be refused unreasonably. Lessor may refuse <br />consent if in its reasoned opinion such proposed alterations, <br />-12- <br />
