*XU tt-tt <br />y <br />Ah ANU b0 <br />L k <br />1 <br />15 <br />additions or improvements are not made for the purposes of <br />operating a general business office on the Premises or are <br />inconsistent with municiPal zoning ordinances; provided, however, <br />that Lessor shall not withhold its consent if Lessee shall covenant <br />to restore the Premises to their original condition existing prior <br />to such alterations, additions or improvements and, if Lessor <br />requires, Lessee gives adequate security to collateralize the <br />obligation to restore. <br />All such alterations, additions and improvements made by <br />Lessee during the terms of this Agreement shall inure to the <br />benefit of and become the property of Lessor without any obligation <br />on Lessor's part to paiy any consideration therefor. <br />Any sign placed by Lessee on the exterior of the Premises' <br />shall be deemed to be major and subject to this paragraph <br />regardless of cost. <br />c�) s. Alterations, additions and <br />improvements to the interior of the Premises shall be made only <br />with Lessor's consent, provided, however, that Lessor shall furnish <br />Lessee with its consent or notice of its refusal to consent within <br />one (1) week of Lessee's request for same, or Lessee may proceed <br />without Lessor's consent. Lessor's consent shall not be refused <br />unreasonably. Lessor may refuse consent if in its reasoned opinion <br />such proposed alterations, additions or improvements affect the <br />structural integrity of the Premises, materially threaten the <br />health, safety and welfare of the general public, or are not in <br />compliance with state, county or municipal life safety codes (fire, <br />-13- <br />
