CYO DW-RN ANN <br />9 <br />paragraph 3.02(4) should Lessee fail to do so after demand, =d <br />Lessor shall be entitled to reimbursement for all repair and <br />maintenance expenses so incurred. <br />(c) insur_a 0 During the term of this Agreement, Lessor <br />shall cause to be maintained and kept in force a policy of fire and <br />miscellaneous hazard insurance which shall be sufficient in <br />coverage to insure the Premises, exclusive of tenant improvements, <br />betterments and contents, in an amount equal to the cost of <br />replacement, less salvage value. <br />(d) janitorial service. During the term of this Agreement, <br />Lessor shall provide janitorial service to the Premises. <br />3.02 UNDERTAKINGS OF LESSEE. <br />(a) Rent. Lessee covenants and promises to pay to Lessor the - <br />following rents: <br />(1) Base entsi. Base Rents for the Premises shall be <br />paid in consecutive monthly installments of $511.46 each beginning <br />July 1, 1992. <br />(2) Renewal RoMt. In the event Lessee shall <br />exercise its renewal option to extend this Agreement for another <br />one year term, the monthly rental shall be paid in consecutive <br />monthly installments of $511.46 each beginning January 1, 1993. <br />(3) Tender. All rents shall be paid to Lessor on or <br />before the first day of each month of the lease term, in advance, <br />at the address designated in paragraph 6.02, or at such other place <br />as Lessor may hereafter designate. Payment shall be made in a <br />manner and form satisfactory to Lessor_ <br />_7_ <br />
