2 <br />The Bureau Director and the Director of Economic Development have <br />identified space in which to locate the Bureau office. The <br />Visitor Bureau Board endorsed leasing the space at their <br />meeting June 17, 1992. Highlights of the proposed leased premises <br />are as follows: <br />Location: One West Franklin Building, Suite 600, Chapel Hill <br />(Corner of Franklin Street and Airport Road) <br />Total square footage to be leased: 491 square feet <br />Lease amount: $511.46 monthly; $6,137.50 annually <br />Utilities: not included in rent payment ; metered separately; <br />based on usage. <br />Janitorial Services: included in rent payment <br />Other responsibilities: Taxes and Insurance for the building are <br />pro rated based on the square footage being leased and <br />charged back to the lessee on an annual basis. Taxes <br />and Insurance are estimated to be approximately $310 <br />for the six -month lease period. <br />Term of lease: Six months <br />Landlord: E & D Unlimited <br />The Visitor Bureau will receive private, not - for - profit status <br />within approximately six (6) months. It would be the County's intent <br />at that point for the Visitor Bureau to execute a new lease with the <br />landlord under their own name. <br />Funding for this request is included in the Visitor Bureau Fund in the <br />1992 -93 Manager's Recommended Budget. <br />RECOMMENDATION: The Manager recommends approval of the lease with <br />E & D Unlimited for a cost of $511.46 per month for a period not to <br />exceed six months (total $3,068.76); and authorize the Chair to sign on <br />behalf of the Board. <br />4 #: <br />
