Upgrading the road to State <br />standards would increase the impervious surface area approximately 8,382 <br />square feet and would require the removal of all trees within the right -of -way.) <br />EVALUATION SUMMARY: The subdivision is located in the northeast corner of Chapel <br />Hill Township. Although the subdivision road would be taken over by the State if it were <br />built to their standards, the subdivision road will not be extended since it connects two <br />existing public roads. The subdivision proposes large lots with restrictive covenants which <br />prohibit further subdivision. There are also larger than required setbacks proposed. Based <br />on these factors the staff recommends that Oak Ridge Drive be private and constructed to <br />Class B standards. <br />4 <br />
