The <br />property is zoned Rural Residential (R -1). The Land Use <br />Element--of-the Comprehensive Plan designates the area as <br />Rural Residential. <br />There are nine (9) lots proposed out of 28.85 acres. The <br />average lot size is 3.2 acres. All lots, except lot 4, <br />are proposed to be served by individual wells and septic <br />tanks. Lot 4 does not have a suitable area for a septic <br />tank and has been indicated as being of restricted <br />development potential on the Preliminary Plan. <br />A Class B private road, White Oak Drive, is proposed to <br />serve eight (8) of the nine (9) lots. Lot 9 presently has <br />a mobile home located on it with access off Davis Road. <br />The applicant's private road justification is included in <br />the attachments. <br />The Planning Staff's evaluation of the private road <br />request follows the applicant's submittal.
